Redevelopment of the site for B1(b), B1(c), B2 & B8 uses, in the form of two terrace buildings subdivided into six units consisting of 7,052m2 GEA along with landscaping and ancillary parking and service areas.

The layout of the site has been designed to respond to the constraints and the practical considerations of an industrial scheme, as well as pre-application advice from the local authorities. The massing and orientation of the buildings take into consideration the surrounding uses, generally providing for an inward looking development shielding yard activities. The use of built form and placement of office accommodation creates an active frontage to Forsyth road with good quality elevations. The proposal includes planting along the Forsyth Road frontage and substantial planting along the South Western boundary to provide screening. Occasional tree planting breaks up areas of hard landscape.
